    The traveler pays us directly when he reserves your accommodation using his credit card or Paypal. We hold the money in escrow until he/she has left. We then transfer the funds to your bank account, net of fees due to us.

  • show   How much does it cost to list my home?

    If you are a private owner, you don't have to pay anything before you start earning. The listing subscription price is simply deducted from your initial earnings. We propose several subscription options, and our entry option is available for less than 5€ per month. Compare our price to others.

  • show   How to qualify for free subscription

    Join the welcome crew, people who welcome tourists in other's homes, and you can reduce the amount of your listing subscription to nothing. Each time you help out a fellow member of the PariSharing community in this way, you will have 25€ deducted from your annual subscription fee.

  • show   Do I have to pay for a home exchange?

    On other home exchange websites, you have to pay in order to list your home. At Paris-Sharing, you have nothing to pay until you actually agree on an exchange with a member. The final cost will depend on your subscription option and the rental value of the home in which you will be a guest. In almost all cases, the cost represents less than 10% what you would have paid for a vacation rental or a hotel. For a more detailed explanation, see our prices.

  • show   Where are the homes for exchange?

    If you want to stay in Paris by exchanging your home elsewhere in the world, all you have to do is become a Paris-Sharing member and follow the simple online process for listing your home. To determine whether or not there is a home in Paris that interests you, make a search by checking the box "Exchange" in the search form. You should then have a list of Parisian homes that are currently offered for exchange.

    If you live in Paris and would like to look for an exchange elsewhere in the world, we hope to extend our offer in the near future. Our website was created in 2010 and we do not yet have an international offering of homes for exchange. By posting your home on Paris-Sharing today, you can always rent to trusted tourists if you are not able to find an exchange partner in the right location for the right dates. This is an alternative way of taking a "paid" vacation.

  • show   How is the price per night set?

    Who can tell what the price per night should be for your home or Bed & Breakfast?  Is is worth more or less than a hotel or a typical vacation rental? Only the guest knows, based on his/her own criteria. We try to strike the right balance between what the guest hopes to pay and what you hope to earn. That's what we mean by "sharing".  To get this right, we follow the following steps :

    1. When you submit your home, you will be asked to indicate :

    - the rent that you would require if you were to rent out your home on a monthly basis (this is easier for most people to estimate than a price per night). This information only applies to rentals and not B&B.

    - if you are already sure of it, the minimum that you will accept to be paid per night.

    2. We will then suggest an amount of earnings per night, based on our knowledge of the local tourism market. This amount will be at least equivalent to the amount you provided us. If we think you are asking too much, we may not list your property as it is our policy to insure unbeatable value.

    3. Your property appears on our website. The price per night will be augmented to account for our service charges, as specified in our terms of sale.

    4. You can adjust the price directly on the website to account for real demand.

    5. Members will provide feedback on whether they think your offer is a good value. In addition, we will analyze the number of visits your page receives compared to the average of other pages. Based on this feedback, we can help you optimize the price.

  • show   How can I make my photos attractive?

    . La mise en scène

    Il faut qu’il y ait une ambiance et une lumière: toujours prendre les photos d’intérieur par une journée ensoleillée, ouvrir les portes et fenêtres et allumer toutes les lumières pour créer des zones chaudes. Pour l'ambiance: pas de désordre et un peu de déco qui rend la maison habitée: une coupe de fruits, un tissus jeté (mais pas de chaussettes abandonnées), un livre ouvert...
    A la différence d'autres sites, ParisSharing vous encourage à prendre quelques photos de votre appartement en tant que lieu de vie. Organisez une fête ou un diner pour l'occasion. En plus, c'est une bonne source de motivation pour faire le ménage !


    2. La qualité de l'image

    Assurez-vous de prendre vos photos avec un appareil de qualité suffisante, et de les enregistrer dans un format et une résolution suffisante. Nous vous recommandons d’enregistrer vos photos non retouchées (directement issues d’un appareil photo numérique ou d’un scanner) dans une résolution de 800 x 600 points au minimum (ou 1200 x 800 points) et au format Jpeg haute qualité (haute qualité est un paramétre de 10% de perte de qualité au plus). De nombreux logiciels offrent la possibilité d’enregsitrer les photographies dans ce format de manière simple (Avec Photoshop: menu Fichier / Enregistrer pour le web / Jpeg haute qualité...). Quelques erreurs à éviter: partir d’une petite image et l’agrandir, retoucher et enregistrer plusieurs fois une image en accumulant autant de fois les pertes de qualité, partir d’une photo beaucoup trop sombre ou beaucoup trop pâle.

    3. Le nombre de photos

    Notre site vous offre la possibilité de publier jusqu'à 24 photos. Nous vous conseillons plutôt un petit reportage photo avec une douzaine de prises de vue: les principales pièces de la maison (séjour, cuisine, chambres, salles de bain). le façade extérieur, la cour, la terrasse/jardin, les environs immédiats. Vous aurez la possibilité de les annoter après téléchargement.

    Les photos sont une prise de tête pour vous ? Vous ne vous sentez pas à la hauteur ou n'avez pas le matériel requis ? Pensez à solliciter un photographe professionnel car l’attrait que présente de belles photos compense largement le coût. Nous serons heureux de vous proposer l'un de nos photographes partenaires.

    Un membre de notre équipe pourra aussi venir chez vous à votre demande pour une prise de photos (service réservé aux abonnés habitant Paris et ayant souscrits la formule "Optimum" ).

  • show   What lengths of stay are offered?

    With ParisSharing, you can stay several nights, several weeks, or several months. The prices are adjusted accordingly.

    Prices are displayed per night, and are based on an average length of stay, from 3 to 6 nights. If you stay more than 6 nights, you pay less. If you stay more than 30 nights, you pay much less. If you stay less than 3 nights, you pay more per night.

    Each guest that exceeds the normal sleeping capacity incurs a 10% surcharge.

    To know exactly what rate will be applied to your stay, check our pricing table below, or proceed with your reservation request. 
    If a discounted price is shown, it applies only to a stay beginning within the next 30 days.

  • show   What services are included in the price?

    In all ParisSharing apartments, unless otherwise indicated, are included these services and benefits :

    - towels and linens

    - free internet and telephone (to most countries)

    - normal use of utilities (electricity, gas, water)

    - initial supply of necessities (at very minimum: toilette paper, hand soap). For apartments that are also homes, there is usually much more than this, of course.

  • show   What is expected from a quality accommodation?

    L'exigence est à la hauteur de l'attente du touriste. A défaut de pouvoir proposer un niveau homogène (ce n'est pas l'hôtel), nous pouvons éviter toute déception. Les principes que nous fixons dans ce but sont les trois suivants :

    1. La propreté est une exigence absolue.
    Chaque membre de PariSharing s'engage à respecter cette exigence, quelques soient ses habitudes personnelles ou sa tolérance culturelle. Il est fortement conseillé de faire venir une femme de ménage avant le séjour du touriste. Un hébergement perçu comme sale sera mal noté par le touriste et pourra être par la suite exclu du site.

    La propreté concerne à la fois la saleté visible et les odeurs.

    2. L'ordre et le rangement sont fortement appréciés.

    Les membres de PariSharing admettent qu'ils existent des différences entre individus et cultures quant l'importance de l'ordre. Ils savent qu'ils louent (ou échangent) des hébergements qui servent de résidence principale et qui portent par conséquent la marque de leur propriétaire.

    Plus un appartement est bien rangé, moins il risque de gêner la plupart des locataires. Les appartements dont les photos montrent des affaires qui trainent attireront moins de clients.
    PariSharing ne fixe pas pour autant des standards dans la matière. Ce que nous exigeons, c'est qu'apparaît clairement dans les photos l'état de l'appartement tel qu'il sera loué.

    En aucun cas le touriste ne doit être déçu par rapport à ce qu'il a vu dans les photos.
    L'évaluation qu'il fera à la suite de son séjour concerne non pas le degré de rangement, mais la conformité à ce qu'on lui a montré avant la réservation.

    3. L'esthétique de l'intérieur n'est pas décisif, mais améliore sensiblement l'expérience du séjour.
    Nous n'avons pas tous les mêmes goûts et PariSharing ne cherche pas à imposer un style donné. C'est le touriste qui décidera, sur la base des photos, si l'esthétique lui convient.

    Toutefois, vous pouvez améliorer l'attractivité de votre appartement en portant un soin particulier aux différents aspects de l'esthétique : l'harmonie des couleurs, les matières, la luminosité, la décoration, l'aménagement de l'espace, le parfum d'intérieur. Ne négligez pas la qualité des photos, prises dans chaque pièce, pour rendre tous vos efforts visibles.

    Si vous avez un doute ou voulez un conseille, PariSharing peut vous donner un premier avis et même proposer les services de ses partenaires dans les cas où un travail de réaménagement ou de décoration serait envisagé.

  • show   Do I have to own my property to list it?

    Si vous n’êtes pas propriétaire de votre logement, vous devez avant toute chose vérifier votre bail de location. Si celui-ci interdit la sous-location, parlez-en avec votre propriétaire et obtenez de sa part un avenant au bail. Si vous ne pouvez pas lui en parler de vive voix, envoyez-lui une demande d’autorisation en lettre recommandée. Il devra vous répondre dans les 15 jours qui suivront votre envoi . Cette demande n’est à faire qu’une seule fois.

    L'échange ne nécessite pas l'autorisation du propriétaire.

    Dans tous les cas, nous ne vérifions pas votre aptitude à sous-louer et ne saurons en aucun cas être tenu pour responsable d'un litige entre vous et votre propriétaire.

  • show   Who takes care of welcoming guests in my home?

    We offer three possibilities :

    1. You can take care of it yourself. That will allow you to meet your guests in person. You might find that more reassuring and personable.

    2. You can ask a neighbor or friend. If they sign-up on our website, their service will entitle them to benefits.

    3. You can entrust all of the arrival logistics to our team. That's the easiest solution if you're short on time.

  • show   What are the costs involved?

    When renting an apartment or reserving a B&B on Paris-Sharing, what you see is what you get. The prices shown on the website are as straight-forward as we can make them. For example, we don't make you pay more for Christmas or New Year's or summer holidays. The reason we don't make you pay more is because these things don't really generate more costs, so we don't see any decent reason to hike up the price. We also don't make you pay for all the things you would normally expect to use in a home, such as utilities, towels, linens, local telephone, and wi-fi.

    On the other hand, there are some things that do increase our operating costs and therefore affect your final price :

    1. If you stay less than three nights in an apartment, the price per night is higher. It will be automatically adjusted, so you will see the real price before paying. On the other hand, if you stay at least 7 nights, your price per night is lowered.

    2. The prices are based on use of the permanent beds available, called the normal sleeping capacity. Most apartments provide additional sleeping capacity with pull-out beds in the living room. The total number of persons who can sleep in the apartment is referred to as the maximum capacity. Since the use of extra sleeping space generates extra costs in terms of preparation and cleaning, we will charge an additional 10% of the price per night  for each additional person. The price per person remains a real bargain on Paris-Sharing compared to a hotel.

    3. If you do not carry insurance for damages you may cause to someone else's property, French law requires that you contract such insurance for at least the length of your stay. We offer a package on our website that includes renter liability and cancellation for 3% the total amount of your stay (which is no more than what it costs us to offer it).

  • show   Why is it free to sign-up your property

    You probably have noticed that most websites for vacation rentals or exchanges require that you pay to list your property. We prefer to commit to results: on ParisSharing you only pay when you make a transaction.

  • show   What means of payment are accepted?

    You can pay online for your entire stay, including additional services, using any major credit card or Paypal. You can also opt to wire funds, but your reservation will not be effective until the funds are received. If you choose this option, you will still need to provide credit card details to make your reservation online, even though your card will not be debited.

  • show   What happens if I cancel?

    You may cancel your reservation and get your money back in part or in full provided you pay the full amount of your stay at the time of booking using Visa/Mastercard or bank wire. The amount you'll be reimbursed depends on how long before your scheduled arrival you cancel :

    • Cancellation more than 30 days before your arrival:  100% reimbursed (minus any applicable bank fees, no greater than 3%)
    • Cancellation less than 30 days before your arrival: 75% reimbursed, or 50% if the reservation was made less than 30 days before your arrival

    If you choose to make a partial payment of 30% at the time of booking instead of paying the entire amount, half this amount will be refunded if you cancel more than 30 days before arrival, and no refund will be given if you cancel less than 30 days before the scheduled start of your stay.

    We also provide special cancellation insurance at a minimal cost that applies to cancellations for reasons beyond your will (cas de force majeur).

  • show   Who can become a greeter?

    Ouverte à tous, l'activité peut se pratiquer de manière régulière ou ponctuelle. Ceux qui pratiquent de manière régulière sont des étudiants, des personnes en activité partielle, ou des retraités. De manière ponctuelle, vous pouvez rendre ce service à un voisin, un ami, ou un autre membre de ParisSharing.

    Pour rejoindre le réseau, rien de plus simple : inscrivez vous sur le site, remplissez votre profil membre et indiquez sur ce même profil votre intérêt pour devenir membre du réseau d'accueil.

  • show   How does it work ?

    First, find an accommodation that you like and verify that it offers the type of stay you are looking for (rental, exchange, B&B).

    Follow the instructions to reserve. The owner will answer you as soon as possible (48 hrs max) to confirm availability.

    If the accommodation is available, you will be asked to confirm your reservation with an online advanced payment.  If you are requesting a home exchange, you will be asked to pay your subscription fee. You will also be able to add on additional services at that time.

    Before your arrival, you will be asked to authorize a security deposit and pay the remaining amount (except for home exchanges).

    Everything is managed for you through the website : you won't have to pay anything directly to the owner.

    You will be welcomed at the home or at a designated place nearby, either by the owner or a Paris Sharing representative.

  • show   Why is there a subscription price ?

    Nous offrons aux résidents d’appartements et de chambres d’hôte une grande visibilité leur permettant d’accroître de façon significative leur taux d’occupation par des clients qualifiés. Il propose a fortiori une gestion intégrale des transactions et d’autres services encore pour sécuriser et simplifier le séjour. Pour donner accès à ces services, nous avons investi lourdement dans la mise en place d’un système efficace et fiable. Nous avons par ailleurs à supporter des charges fixes imposées par le législateur (garanties fiancières, assurances spécifiques) ainsi que par les opérateurs bancaires (contrat c ommerçant, coûts de mise en place de paiement sécurisé, etc). C'est pour compenser le coût de ce bouquet de services que nous facturons un abonnement annuel selon la formule choisie (voir Formules d’ Abonnement et Tarifs).

  • show   What is a security deposit?

    A security deposit is a sum that is reserved for the owner to compensate for any damages you may cause to his/her accommodation. Many owners are opening their very own homes to you, so it is important that they have some form of protection. Our website is one of very few that allows you not to have to make such a deposit in cash or by wiring funds.

    When you reserve an accommodation, we will only ask you to authorize a debit for the amount of the security deposit. We will not actually debit your credit card. When you leave the premises in good condition, the authorization will be dropped.

    The amount of the security deposit for which we require authorization is equal to four times the nightly rental price, with a minimum of 500€..

  • show   Why stay in a real home instead of a hotel room ?

    Real homes on Paris-Sharing.com offer considerably more space than you will find in the typical hotel room often at a reduced cost. Now, families can vacation together and still have "room to breath." Invite friends and make yourself at home.

    Private homes offer excellent flexibility. Unlike a typical hotel room, they always include kitchen facilities. You don't have to eat out for every meal (but of course you can if you want to). They also often contain many personal & convenience items for your enjoyment.

    Paris-Sharing homes are used frequently by their owners (either primpary or secondary homes) and as such, they are not like the typical "sterile" environment found in hotels and other "vacation establishments". No one gives a property more attention than its owner!

    Homeowners are often able to provide you with tips and hints that only the locals know. This can make a huge difference in the enjoyment of your trip.

    A real Paris apartment allows you experience Paris as a native rather than just another tourist.

    Our policy is to guarantee you the best value for your money. If you find a better offer within 30 days following your reservation, we will reimburse you the difference.

  • show   What must I furnish my guests?

    You should at the very least provide sheets,  towels, and tableware for the number of guests expected. Cleaning products should also be provided, although you are not expected to replace them during the stay (except for guestrooms or B&B).

    For an excellent welcome service, why not provide a few samples of soaps and shampoos. You guest will appreciate the care you have taken for their stay, and will reward you through their evaluation. Their positive feedback, displayed on the website, will increase demand for your home and will allow you to raise the price if you wish.

    A mark of attention such as flowers, a bottle of wine, or a local product will also leave an excellent impression. Whatever special care you take for your hosts, you can be sure that it will be rewarded ultimately. Excellent welcome services are both easy and rare. Paris-Sharing.com has the goal of making them a differentiating factor, providing you with the advice and means to succeed as a host.

  • show   How do I earn and use loyalty credits?

    What are Paris-Shares?

    Each time you stay in a Paris-Sharing home, you earn points that allow you to offer someone else (or yourself) a discount on a future stay. The discount will a apply to any Paris-Sharing apartment. To offer the gift to someone else, simply ask them to join Paris-Sharing.com and enter your email address when they are asked to identify their sponsor. If you invite numerous people to benefit from your gift points, the first to reserve an accommodation will receive the discount. You as a sponsor will also receive 5 Paris-Shares for each new reservation made thanks to you.

     

    How do I earn Paris-Shares and how much are they worth?

    Each Paris-Sharing gift point is worth the equivalent of one euro. The number of Paris-Shares you earn depends on the length of your stay. You earn 5 shares per day, with a maximum of 25 shares per stay.

     

    How do I claim my Paris-Shares?

    All you have to do is log on to your account, complete the evaluation form concerning your stay and write a brief review in the space provided about what you enjoyed about the your Paris-Sharing experience.

  • show   How will I know if the accommodation really is the way it looks on the website?

    We provide as many photos as possible, of all rooms and the surroundings, so that there are no surprises. If our ample descriptions leave you in doubt, you can write us and we'll promptly reply.

  • show   How do I know that the accommodation is real, and not some fraud?

    Whenever you rent directly by owner, there is a risk of fraud. ParisSharing serves as a trusted third party, full-licensed and guaranteed, with a global internet reputation to maintain. Your trust is vital to our business.

  • show   Will my credit card be used without authorization?

    Your online payment is processed by a secure thrird-party banking system (CIC-CM). You credit card details are never visible, and only the amount you specified can be debited. Regarding the security deposit, we do not debit any of the amount unless there are damages to the apartment.

  • show   How will I find the apartment and get the keys?

    When you confirm your booking, you'll receive the exact address along with a welcome kit including all the useful informtion you will need. Upon arrival, someone will always be there to meet you, hand you the keys, and show you around.

  • show   What will I do if there's a problem during my stay? I don't speak French

    Our welcome crew speaks English and will always be there for you in case. Even with no problem, perhaps you'd like an extra concierge service? We offer that as well.

  • show   Will I be able to use internet and make phone calls?

    This facililty is available in almost all ParisSharing apartments at NO EXTRA CHARGE. Verify before booking.
